What Spray Foam Insulation Does in an Olathe Home
Spray foam insulation goes on as a liquid, expands to fill gaps and cures into a solid layer that insulates and blocks air. In Olathe homes that matters most where outside air gets in: rim joists, kneewalls, bonus room floors, attic bypasses and walls opened during remodels. Batts and loose fill slow heat but let air move through them; foam stops it.
Closed-cell
Dense and rigid, about R-5 to R-7 per inch (HomeGuide). It slows vapor and resists water, so it is used on rim joists, basement walls, crawl space walls and roof decks without room to vent. It costs more per inch than open-cell.
Open-cell
Light and soft, about R-3.5 to R-3.7 per inch. It expands a lot, fills irregular cavities and dampens sound. It works in walls, kneewalls and roof decks where vapor is handled; we do not use it against cold concrete.
Signs you need it
A bonus room that is hot in summer and cold in winter, cold floors over the basement, drafts at outlets and baseboards, an upstairs that never matches the thermostat, or bills that rise each year. A visit shows which problems come from air leaks.
Two seasons
In Johnson County a house needs to hold cooled air in July and heated air in January. Air sealing helps in both seasons, which is why foam pays off on the leakiest parts of the house.

Spray Foam Insulation Questions
Is spray foam worth it in Olathe?
On rims, bonus rooms, kneewalls and open walls, usually yes. On an open attic floor, sealing plus blown-in is often the better buy.
Does closed-cell foam act as a vapor barrier?
At about 2 inches or more it acts as a vapor retarder, which is why it is used on basement walls.
Can foam go in finished walls?
Standard spray foam needs open cavities. For closed walls we use dense-pack blown-in.
How long does a foam job take?
Rim joists take a few hours; a bonus room or full basement a day or so.
