Basement & Rim Joist Insulation Before You Finish
Basement and rim joist insulation fixes the leak that runs around the whole house at foundation level. The rim joist sits on top of the foundation wall, and in many homes it is covered with a loose batt or nothing at all. Cold air comes in at the sill all winter, floors feel cold, and in summer humid air finds the same path.
Rim joists
Closed-cell foam sprayed into each rim bay seals the gaps and insulates in one step. HomeGuide lists rim joist spray foam at $2,000 to $2,500 for a typical house. Evergy's Kansas chart lists a $50 rebate for at least 50 linear feet of rim or band joist.
Basement walls
The 2018 IECC table lists R-10 continuous or R-13 cavity insulation for basement walls in zone 4. If you are finishing the basement, closed-cell foam on the concrete before framing keeps damp indoor air off the cold wall, where it would condense behind the drywall.
Crawl spaces
Additions and some older homes have crawl spaces. Closed-cell foam on the walls and rim, plus a ground vapor barrier, warms the floor above.
Water first
We check for leaks, cracks and grading problems before quoting. Insulation does not stop water.
