Attic Air Sealing & Insulation, in That Order
Attic air sealing and insulation should happen in that order. In summer, hot attic air pushes into the house through gaps at lights, fans, plumbing and the hatch; in winter, warm air escapes through the same gaps, carrying moisture that can frost the roof deck and feed ice dams. Insulation added without sealing leaves those paths open.
Seal
We close the bypasses at top plates, plumbing stacks, chases, wiring holes, light boxes and bath fans with foam and sealant, and use fire-rated materials at chimneys and flues. The hatch or pull-down stairs get weather-stripping and an insulated cover.
Keep vents open
Baffles at each soffit keep insulation from blocking the intake vents.
Insulate
Olathe's 2018 code lists R-49 for ceilings in zone 4. ENERGY STAR recommends R-60 for an attic starting from nothing and R-49 added over 3 to 4 inches. Blown cellulose or fiberglass is the usual way to get there.
Rebates
Evergy's Kansas chart lists $0.04 per square foot for air sealing (up to $300) and $0.15 per square foot for R-38 ceiling insulation (up to $500). Our quote lists the square footage and R-value you need for the application.
