Frequently Asked Questions

Spray Foam Insulation Questions

How much does it cost to spray foam?

HomeGuide puts installed spray foam at $1.50 to $5.00 per square foot: open-cell $1.50 to $3.50, closed-cell $3.00 to $5.00. Thickness and access move the price; we measure and quote in writing.

Is it cheaper to spray foam or install other insulation?

Blown-in and batts are cheaper per square foot; HomeGuide lists blown-in at $1.00 to $2.80. Foam costs more but seals air at the same time. Many homes get foam on rims and problem areas and blown-in in the attic.

Who makes spray foam insulation?

Several chemical manufacturers make two-part spray foam systems. What matters more for your house is that the product suits the surface and is installed at the right thickness and temperature. We list the product type on the quote.

What R-value does Olathe require for attics?

Olathe adopted the 2018 IECC in 2019, which lists R-49 for ceilings in climate zone 4 for new work. ENERGY STAR recommends R-49 to R-60 for existing homes depending on what is there.

Should I spray foam my basement before finishing it?

Yes. Closed-cell foam on the rim and walls is easiest before framing, and it keeps damp air off cold concrete.

How long do I need to stay out after spray foam?

HomeGuide advises at least 24 hours. We give you the time for the specific product.

Spray Foam Insulation Questions

Is spray foam worth it in Olathe?

On rims, bonus rooms, kneewalls and open walls, usually yes. On an open attic floor, sealing plus blown-in is often the better buy.

Does closed-cell foam act as a vapor barrier?

At about 2 inches or more it acts as a vapor retarder, which is why it is used on basement walls.

Can foam go in finished walls?

Standard spray foam needs open cavities. For closed walls we use dense-pack blown-in.

How long does a foam job take?

Rim joists take a few hours; a bonus room or full basement a day or so.

Attic Air Sealing & Insulation Questions

How deep should my attic insulation be?

For R-49 to R-60 with loose fill, usually well over a foot. The quote lists depth and R-value.

Do I need to remove old insulation?

Only if it is wet, moldy or animal-soiled. Dry, clean insulation can stay under the new layer.

Does air sealing qualify for an Evergy rebate?

Evergy's Kansas chart lists $0.04 per square foot for air sealing up to $300. Check the current requirements.

How long does it take?

Most attics take a day.

Basement & Rim Joist Insulation Questions

Should I insulate basement walls before finishing?

Yes, it is the easiest and best time.

Do exposed foam walls need covering?

Depending on use, foam may need a thermal or ignition barrier. We explain what applies.

How much space do you need?

A few feet clear along the walls.

Is rim joist foam worth it alone?

Yes. It is one of the most cost-effective upgrades in most homes.

Wall Insulation Questions

Can you insulate walls without removing drywall?

Yes, with dense-pack cellulose through small holes.

Is foam better than batts in open walls?

Foam also seals air around wires and boxes, which batts cannot do.

Will drilling damage my siding?

We choose inside or outside access based on your finish and patch the holes.

How long does it take?

A typical house takes one to two days.

Garage & Bonus Room Insulation Questions

Why is my bonus room hot?

It has unconditioned space below, behind and above it. Gaps in any of those let heat in.

Do you have to open the garage ceiling?

Often, to reach the floor bays. We patch it afterward, or you can leave it for your drywall crew.

Will insulating the floor stop exhaust smell?

Sealing the floor and shared walls closes most paths for garage air.

Can you insulate a detached garage?

Yes, walls and roof or ceiling.

Insulation Removal & Attic Cleanout Questions

Should I remove insulation after hail damage?

If the roof leaked and the insulation got wet, yes.

What if I find vermiculite?

Do not disturb it. Have it tested first.

How long does a cleanout take?

Usually a day, with reinsulation the same or next day.

Do you handle rodent-soiled insulation?

We remove it; have active pests handled first.
